Tackling the Bidding War When Purchasing a New Home

Has this happened to you before? While you are looking for a new home to purchase, you stumble upon a place that you feel is ideal for you and your family. The price is ideal, it’s spacious and it’s in a nice neighbourhood. So you contact your estate agent in order to get the ball rolling as soon as possible, then you begin to think about your buying strategy. Change of address notes, movers and maybe a garage sale. However, before you are able to get any further, your agent calls you up to tell you that you have been out-bided; what are you to do?

If the property that you’re currently interested in is priced close to or below its value on the market, then it’s not surprising that there would be many prospects out there bidding on it. The seller is the one at an advantage in this situation, assuming all the buyers are serious about their desire to obtain the property; the seller may end up selling the property for significantly more than they expected. The seller may also not have to make certain improvements or pay closing costs, if the buyer offers to cover these costs themselves. If you find that you are wrapped up in a bidding war over a home, then it’s in your best interest to remain calm and pay close attention to what is happening. The last thing that you want to happen is you committing to a number that far exceeds your initial budget.

Before you counter any bid it’s best to study the market, in particular the appraiser’s value for the home. Does the price of the home look like exceeding its appraised value and by how much, does the idea of paying over its market value interest you? Whenever you are negotiating for a new home, you always want to walk away feeling like you have gained something besides a new place for you to live. A home is also an investment, so if you decide several decades down the line that you want to sell the home, you want to be able to recoup the money that you initially spent on the home at the very least. For a number of buyers, it’s not uncommon for them to drop out of the bidding war, if the price of the home rises to an astronomical amount.

If you feel that the ball is in your court, then you may want to defer to your estate agent during the negotiation process. If you are not working with an agent at the time of the bidding, then you may want to consider getting one if you’re serious about securing the home. A good agent will be able to evaluate your chances, telling you where you stand.
