Home inspections for properties are in place to ensure that clients do not purchase money pits. Any home inspection that is able to successfully accomplish its task saves the buyer on a significant amount of money; it also saves the buyer on stress and worry. But these are only some of the savings. With the inspection you get protection for your investment and prevention from entering into something that could prove to be a nightmare. In short, it helps the buyer become more knowledgeable about the pros and cons of their new residence and to have some understanding of what might happen to it sometime in the future.

An inspection could be described as the equivalent of a physical check-up. You want to find out the condition of the property. The inspector has his own checklist of what he intends to examine in the home. This ranges from site conditions, roofing, plumbing, exterior, heating, electrical, attic, interior rooms, garage and crawlspace. The best inspectors will not only examine the serviceability of these individual categories but will also check for safety issues related to them. The objective is to help the buyer from getting into something they may later regret in the future.

Let’s use two examples for arguments sake. Let’s imagine that the house you are interested in has its own deck, which is attached to the home via a ledger board with additional support in the form of wooden posts that rest on footings made from concrete. The inspector will look at the structural integrity of the deck and its resistance to both lateral and vertical forces. He will acknowledge a fault if through bolts or lag bolts isn’t used to attach the ledger board. When other types of fasteners, such as nails are used, there’s always that chance of the deck collapsing, which is a safety issue that all good inspectors will be weary of.

Another examination is basically the combination of a home and pest inspection. A pest inspector has background knowledge on how to find infestations, damage to wood as a result of termites and other organisms, and ideal conditions for such occurrences to flourish. With this information uncovered, it could save the buyer on potentially thousands of dollars.

When problems are uncovered, it doesn’t necessarily deter the buyer from sealing the deal. The buyer will typically use the findings from the inspections to negotiate a more conducive price for him or herself.
