Property surveys are an important part of the process of buying any kind of property. Such surveys are applied to residential properties and commercial properties. Having such a survey carried out before you purchase a property will go a long way towards ensuring that things run smoothly and that there are no unforeseen negative outcomes that present themselves further on down the line. It is important that such surveys are carried out by competent professionals who know their business and will do the job properly.

One thing that property surveys look at is the electrical system of the property. The electrical system is made up of the wiring, junction boxes, switches, fuse boxes and fittings for things like lights, heaters and air conditioning units. It is very important that a prospective purchaser knows the state of the electrical system. This is because a faulty electrical system could make the building vulnerable to being damaged or even destroyed by fire.

The electrical wiring is carefully studied in property surveys. Some wiring in old houses may be unfit for use because it is worn out or made of materials which have become unsafe with age. One example of this is when old plastic insulation on electrical wires becomes oxidized and literally crumbles away from the wire that it is supposed to be protecting. The exposed wire could then create a short circuit which could cause a fire, damage electrical equipment or give someone an electrical shock.

Similar to electrical systems are gas systems, which need to be looked at carefully in property surveys. Gas systems need to be in good repair if the building is to be a good prospect to purchase. If the gas system is not in good repair, there could be a risk of a gas leak. This could result in people in the house becoming sick from inhaling the leaking gas. Another risk is that leaking gas could cause a fire or an explosion.

The roof of a building is something that property surveys will always look into. Some roofs are flat and others are pitched. Many roofs of residential properties are pitched with tiles. Often the roofs of apartments are flat. A leaking roof can result in water coming into the property or into the supporting walls, which can cause damage. Pitched roofs can also get problems with insects, birds and animals getting into the roof area.

Property surveys will always look at the plumbing system of the property. The plumbing system is important because if it goes wrong, a lot of damage may be done from leaking water. Leaking water from faulty plumbing systems will not only damage your own property. If you live in an apartment block, a water leak could damage the property below yours. This is particularly the case if the water leak is not noticed for a long time and a lot of water is allowed to leak.
