If you want to let your property, there are a few important things to consider so that the whole process happens in the most trouble-free way that provides good outcomes for everyone involved. These people will be you, the landlord, and your tenant or tenants who live in your property. There are many pitfalls which could happen with tenants living in your property, but the good news is that these can be avoided with a little planning beforehand.

One thing to think about before you let your property is how much rent you would like to get each month. Many people may think that their property is worth a lot of money each month because it has certain attractions that the owner believes are important. But these are only attractive if you have a tenant who wants those amenities. For example a pool table may seem a wonderful thing to a landlord, but if the tenant does not play pool then it is of no interest to them. They will not therefore be interested in paying a premium price for an apartment or house with a pool table.

It is worthwhile to get a letting agent involved if you want to let your property. Letting agents are property professionals who will have all the necessary skills and contacts to be able to manage the whole process smoothly and effectively. A letting agent will be able to help you to let your property with the minimum of hassle and the maximum of efficiency. They will have lists of people who are interested in letting a property just like yours.

Before you let your property, make sure that your valuables items that are in your apartment or house are all safely taken care of. This may mean that you take steps to remove them from the property, or if this is not a convenient thing to do, you secure them somewhere in the property before letting it out to tenants. One way that some people have of doing this is to put any items that they want kept safe in the loft, and then they secure the access to the loft with a padlock. Often the access to the loft is a trap door in the ceiling.

However, this may not be the best thing to do before you let your property. This is because the tenant may want to get into loft for a legitimate reason which has nothing to do with accessing your valuables. Such a reason could be to get the plumbing fixed. Often the water tank is in the loft, and a plumber who your tenant calls to come and fix the plumbing in your property may well need to get into the loft to check the cold water tank. So if you have padlocked your loft access before you let your property, you may find that the padlock has to be removed by a plumber.
