A good letting agent can be a tremendous ally in helping you find a place to live. This is because the vast majority will be professionals with many years of experience and a wide array of relevant skills to assist people in every aspect of their search for a property.

Location-wise, the letting agent will usually be based in the high street, which means that it will be easy to find them initially. Also while you are looking for a suitable property to rent, it will be easy to pop in to see them to discuss your search for a property and whether they have anything new on offer, or whether a property you were interested in has dropped in price.

The letting agent will be able to provide you with printed property particulars. These show the rental price, supported by full details of the property. The description of the rental property will usually include pictures of the front of the home plus the rooms and the garden, if appropriate. Dimensions of the rooms are usually given so that prospective tenants have an idea of the space available.

Even if it is the weekend or evening, and the letting agent is not open, you will still be able to see new properties displayed in their window. If you see something new, you can then make a note to call them for an appointment, or remind yourself to go in and see the letting agent during their opening hours.

The letting agent will usually have a website, which will make it easy to see whether new rental properties are becoming available. In many cases the properties can be searched on the website by different parameters such as price range, location and size. The website may also have the facility for sending you emails when a new property that matches your requirements is put on the site.

For viewing properties, the letting agent will be able to let you have access in a number of different ways. One viewing arrangement is where the letting agent accompanies you to the property, lets you in and shows you round. This can be very convenient as you will be driven there and do not have to find your own way. The letting agent will be able to answer any questions you have about the property and the garden, if there is one. They will also be able to answer your questions about the town and nearby amenities if you are not familiar with the area.

Another viewing arrangement is where the letting agent lets you have the keys to the property so that you can go and let yourself in to look around and then return the keys to their office. This can work well because as you are unaccompanied, you can take your time. You can feel free to make measurements, take photographs, make notes, and have discussions if you have a spouse, partner or friend with you.
