There are many different things that people look for when using estate agents. Some people prefer to deal with large companies, while other types of people like to deal with smaller estate agencies. This article aims to look into the reasons behind why people may have such preferences.

The kind of people who are looking for the biggest estate agents often do so because such firms usually have the benefit of a large network of branches across the country, so if someone want to move from one town to another location that could be on the other side of the country, one large estate agency firm can cover the two regional areas. They would therefore have one firm to find both a buyer for the property they are selling, and a seller who can supply their new home.

People may prefer to work with larger estate agents because of the perception that such firms have connections to associated companies that can carry out related functions such as finance, conveyancing, removals and storage. This provides the customer with a one-stop shopping experience where all professional services that are associated with their move are covered.

People who like to deal with the largest estate agents will often seek out the firms with the most prestigious high street locations and impressive window displays. They will be looking for details of dream homes such as mansions and country estates with stables, outhouses, tennis courts and swimming pools.

Other people may feel that small estate agents are their cup of tea. Such people may prefer in general to deal with smaller businesses, particularly family businesses. Such customers may enjoy dealing with the same small group of people in the estate agency over the years, and these customers will move from one house to another in the same geographical area. They may feel that the estate agency staff know them and their requirements over many years, and they like this personal association which makes them feel comfortable and secure.

These kinds of people may be looking for a smaller property such as a tidy little cottage in the countryside, a semi-detached house just off the high street in a town or village, or an apartment in any location. House hunters like these may be of the opinion that a smaller firm will be more likely to have the properties they are looking for. They may believe, rightly or wrongly, that the larger agencies only focus on the larger properties.

Many large estate agents are fully aware of these different preferences for larger or smaller estate agencies, and address these two markets by having two different branding systems. Large estate agents often become so by acquiring smaller agencies. But by keeping the name and branding of the small agency they can please both types of people, the customers who like dealing with smaller family businesses, and the clients who like having access to the coverage of a larger estate agency group.
