There could be any number of reasons why you may be looking to sell property quickly, from divorce to redundancy. You may want to release the equity on your home for some other reason. Or you may have inherited a flat or house you want to sell on. Equally, you may need to relocate or emigrate quickly, or have found a dream home and be eager to snap it up and move into it.

If you are in this situation, it's important not to panic if things seem frustratingly slow, but to realise there are still plenty of things you can do. And, while no-one knows exactly how house prices are going to perform, the situation is almost certainly not as bleak as you may think.

There has been a definite resurgence in house prices this spring, thanks to the better weather April brought, and the end of the uncertainty surrounding the general election, so there is a new confidence in the housing market. This means you are more likely to sell property quickly now than at the start of the year.

In fact, the average UK home now costs nearly £168,000, as at April 2010, an increase of well over 10% on the previous year. This may not be as high as when the market was at its peak towards the end of 2007, and we are not likely to see those levels again quickly, but it is nonetheless a significant increase.

This latest increase in prices is good news for anyone who wants to sell property, and is thought to have been caused by the gap between supply and demand as many people, especially landlords who have bought to let, hung on to houses and flats and waited for prices to improve before deciding to sell property. Many have been spurred on in this by attractive interest rates.

If you do need to sell a house or flat and don't have time to hang around, one option is to sell it to an estate agent or other organisation prepared to let it back to you under an Assured Shorthold Tenancy agreement. In time you could even buy your own home back. This option can release much-needed funds, and, in more serious cases, prevent repossession.

Another choice you have if time is not on your side is to go for a cash sale, as these transactions can often be completed very swiftly, sometimes in just days. Even selling a home with a sitting tenant doesn't have to be impossibility. If you look online, you can find the various ways of selling a property quickly, along with plenty of tips and advice.

Above all, if you're looking to sell property, even if you are in a hurry, make sure you use a reputable company, and do not agree to pay any fees in advance. Look for written testimonials, and try and contact at least one previous or existing client to find out how they rate the service. And make sure the company has a representative who lives and works locally to you.
